Project Specification Group, a unit of ASSA ABLOY Opening Solutions UK & Ireland, has teamed up with Kay Elliott Architects for a hotel project.
The deal aims to “leverage the benefits” of its Openings Studio BIM software to specify door products for two new multi-million-pound hotels – the Park Hotel and the Lighthouse Hotel in Paignton, Devon.
Both projects are currently underway, situated next to each other on the seafront opposite the pier. The luxurious Park Hotel will boast 115-bedrooms and is due to open late in 2021.
The Lighthouse Hotel is on the adjacent plot, with both buildings forming part of the £100m portfolio of new hotels planned in Torbay by the Singapore-based business, the Fragrance Group.
Openings Studio BIM software was used to make significant time and cost savings during the design process, withproducts specified for over 1,000 doors, including DC300G-HF, DC500 and DC135 Door Closers, J1000 Door Furniture, and a Key Prime Master Key System, with a total contract value of over £60,000.
Openings Studio is a BIM software tool that was developed to significantly improve the process of door scheduling, visualisation and more. Users are able to focus on the design, installation and management of door openings – all within an information-rich environment.
Specifying over 1,000 doorsets can be an extremely time-intensive task. Using traditional methods, information would be provided in countless separate schedules and documents, which would require a Revit operator to manually create and update, with someone else to then check for errors.
As the project develops, information may become out of date and therefore require individual doors to be flagged up and re-sent for advice. The time and manpower that goes into this process is not only inefficient, but also ineffective, with the prospect of human error still a prominent possibility.
For these reasons, Kay Elliott Architects began to work closely with ASSA ABLOY Project Specification Group to integrate Openings Studio with their own Revit model, allowing them to find all the relevant information and ironmongery schedules in a single place, delivered in one document.
David Shields, National Specification Manager, ASSA ABLOY Opening Solutions UK & Ireland, explained: “As Openings Studio flags up any queries and automatically updates in live time, it is easy to see any discrepancies and changes within the schedules.
“By re-sharing the model information, it then also allows us at ASSA ABLOY to view the changes and feedback to the architects – so we can work in close collaboration at every stage of a project.
“We are delighted to work with Kay Elliott Architects to provide superior security solutions for this project, and we hope to use this success to build on our relationship with Kay Elliott Architects and the Fragrance Group in the future.”

ASSA ABLOY – a history
In 1881, August Stenman started making locks. He borrowed money to build his dream, but he and his sons eventually built a world-famous brand around their award-winning products. They were progressive, too: inventing new ways to automate, improving workplace conditions, and hiring women. Stenman’s wife even came up with the name, based on his initials: ASSA.
Forty years later, engineer Emil Henriksson invented the disc tumbler lock, which was as close to burglar-proof as you could get. It’s still called one of Finland’s greatest inventions – impressive for a country that gave us wind turbines, heart rate monitors, Linux, and Angry Birds. His company started life as Ab Låsfabriken – Lukkotehdas Oy – which eventually became Abloy.
